HOW TO USE BIO-CLEAN
Apply when drains will not be used for 6-8 hours (at bedtime for example).
First-time users: treat every drain for 5 consecutive days (this is the 5-day purge). Maintenance: treat drain(s) once per month by mixing Bio-Clean with warm water (not hot), warm water works best.
Dosage Rates (scoop inside the jar is 1 tablespoon)
Sink / Bath Tub / Shower -1 Tablespoon of Bio-Clean mixed with 1 pint of water
Floor Drain – 3 Tablespoons of Bio-Clean mixed with 3 pints of water
Garbage Disposal – 1 Tablespoon Bio-Clean mixed with 1 pint of water (while pouring into disposal turn on and quickly shut off so the mixture gets thrown onto side walls where food particles accumulate)
Condensation Lines: – 1 Tablespoon of Bio-Clean mixed with 1 pint of water. For best results pour a mixing cup of hot water down the condensation drain line before adding the Bio-Clean treatment.
Toilets – 2 Tablespoons Bio-Clean mixed with 2 pints of water. (Pour mixture into the bowl. Then add 1 quart of warm water (not hot) to the bowl to push some of the mixture through the trap and into the sewer line. Do not flush for several hours.
Septic Tank / Cesspool – Mix 2 lbs. of Bio-Clean with 4 gallons of water. Add mixture directly to the tank. If you cannot access the tank flush down the toilet closest to the tank.
Maintenance dosage – Flush 1 cup of Bio-Clean per month down the toilet. (This is not needed if drains are being treated monthly).

Special cases – If you have backups, puddling or odors, you may need to pump your septic tank before adding Bio-Clean. Check your tank. If it has a hard crust more than six inches thick, or more than 12 inches of build-up on the bottom, pump first. Break up the crust less than 6 inches and slosh the initial treatment over the top.
Wait about 2 to 3 weeks after each pumping before adding Bio-Clean®.

Failing Septic System: Apply a ½ gallon for every 50 feet of lateral field pipe directly through the distribution box, and add a ½ gallon bottle to the tank.
Drain Field – Mix 1 lb. of Bio-Clean with 2 gallons of water for every 50 feet of drain field line. Apply directly to the drain field through the distribution box, vent pipes or clean out. Repeat the above dosage at 3-week intervals until 3 – 6 cans have been used.
RV’s & Boats – After the first use of the toilet sprinkle 1 tablespoon/scoop of Bio-Clean into the toilet bowl (2 tablespoons/scoops for 3 or more people). This will last until the tank is full (up to 5 days). If an odor is noticed before dumping occurs an additional 1 tablespoon may be used.
Grey Water Tanks – After first use mix 2 tablespoons of Bio-Clean with 2 pints of water and pour into the shower drain.
Cat Box Odors – With every litter change sprinkle a thin layer of Bio-Clean on the bottom of the pan, add kitty litter, then sprinkle a thin layer on top.
Outhouses (Residential) – Mix 1 cup of Bio-Clean with 1 gallon of water. Pour over the waste. Treat once a month with 1/2 cup of Bio-Clean in 1/2 gallon of water.
Sewage Spill – Sprinkle a thin layer of Bio-Clean on top and keep moist until the waste is gone. Large spills may require several cans.
Sewage Ejectors and Sump Pumps – Use of Bio-Clean in sump pumps will not only reduce the build-up of grease and organic material on the walls, it will also help keep the pump and float clean. This will greatly reduce maintenance. Setting the floats to keep at least a few gallons of water in the chamber makes it easier to treat with Bio-Clean.
Figure out the capacity of the chamber in gallons and treat accordingly. Use 2 tablespoons of Bio-Clean mixed for every 5 gallons of tank capacity. Mix with 2 pints of warm water and pour into the sump. Large sumps over 50 gallons may require weekly treatments. If the drains flowing to the sump are being treated regularly this can at times be enough to keep the sump clean and treatments into the sump can be cut back. Grease Trap – Mix 1 can of Bio-Clean with 2 gallons of water and add directly to the grease trap or pour down the sink drain leading to the grease trap.
Maintenance – For Traps 0 to 500 gallons add ½ cup of Bio-Clean mixed with 1 gallon of water to a drain leading to the trap every day. For traps larger than 500 gallons use 1 cup of Bio-Clean mixed with 1 gallon of water every day. (View our 25lb bucket for commercial use)
Multi-Story Buildings – In commercial buildings such as an apartment complex start by treating the drains on the lowest floor first. Complete the 5-day purge of all the drains on the lowest floor then move up to the next floor and start a 5-day purge on that floor. Keep moving up a floor after each 5-day purge is complete until all the floors in the building have been treated.
We do the treatments this way so if during the treatment process a chunk of waste breaks free from the sidewall of the plumbing it will fall down through pipes that have already been cleaned making a back-up or blockage less likely to happen. If a blockage does occur then the drain line or stack line may have to be electrically cleaned again to help push the loose material through. This is rare but also a good sign that the organisms in Bio-Clean are working.
*NOTE: We highly recommend before starting any type of drain maintenance regimen that the drain lines and stack lines be electrically cleaned (snaked) and flushed prior to treatment. The reason being is that the product will work much better in maintaining a clean drain line, rather than working much harder to try and restore a failed or failing drain line back to its normal state.
